| Curtis Coleman Co. was founded in San Diego in 1913 by Nelson L Coleman as a general real estate company. From 1913 until the early 1950's, the company's real estate activities centered around real estate lending, sales, leasing, property management and insurance. The initial emphasis of the company was real estate lending for local residential property owners and developers. Loans were arranged with private parties or local institutions for individual residences and subdivisions. In
1953, the company's real estate lending activities were further expanded
into income property loans with life insurance companies, trusts, and
other financial institutions with the Curtis Coleman Co. retaining loan
servicing. Some of the lenders represented were Standard Insurance
Company of Portland, Oregon; Beneficial Standard Life Insurance Company
of Los Angeles; Ryan Aeronautical's Salaried and Hourly Retirement Trusts;
California-Western States Life Insurance Company (now American General
Investment Corporation); and Baltimore Federal Savings and Loan Association.
